Draper-led Series A prices Mogul at 14 times the revenue run rate it expects by year-end

Draper Associates led a $15.5 million Series A for Mogul at a $126 million valuation. Most of the demand evidence comes from Mogul's own release, so one round is thin support for a call on AI-driven real estate as a sector.

What happened

  • The round passed Mogul's initial $10 million goal by 55%, according to fintech.global.
  • Mogul was already cash-flow positive and had not meant to raise in the near term, but proceeded after unsolicited interest from prominent venture firms.
  • Manual work in Mogul's supply process is down 89%, and time per property has fallen from 18 hours to two, fintech.global reported.
  • Mogul says it has invested more than $110 million in real estate since launch, targets a 12% to 20% IRR and has more than 50,000 investor sign-ups.

Why it matters

  • What it limits constraint The demand figures trace to a company release, so the round supports a view of Mogul; it does not independently measure appetite for the sector.
  • Who's exposed exposure Retail buyers entering at about $250 hold stakes in single-property LLCs, and Crowdfund Insider says Mogul does not indicate which securities exemption, if any, applies.
  • Who has to decide decision Anyone using this round as a comparable for AI-driven real estate platforms has to choose which number to carry, and the only multiple the sources allow is the one on projected revenue.

Crowdfund Insider calls the $126 million a pre-money figure [11], so post-money would be $141.5 million [12]; fintech.global says only that the round gave Mogul a $126 million valuation [1]. Mogul says it is on pace for a $9 million revenue run rate by year-end [22]. That puts the pre-money price at 14 times a run rate the company says it will reach by December [13], or 15.7 times on the post-money figure [14].

Mogul also plans to reach a $60 million run rate within 18 months of the raise [22], 6.7 times the year-end target [27]. Measured against that, the $126 million is 2.1 times [15]. A year-end run rate under $9 million lifts the 14, and an 18-month figure under $60 million lifts the 2.1.

In our view the round shows appetite for this company's numbers, and the sources do not stretch it to a sector. The demand evidence is Mogul's own: a round 55% over its $10 million goal [2], unsolicited interest from prominent venture firms [16], and, according to CEO Alex Blackwood, a majority of assets over the last three months selling out in under two hours [21]. Crowdfund Insider attributes its account to a company release [7]. Blackwood cites his own round as proof of his thesis: "The Series A raise validates our thesis that real estate is ready for an AI-powered overhaul." [20]

The named lead is also an existing investor. Tim Draper said Blackwood came to Draper's summit in May "as one of our top-performing portfolio companies" [4], and that "by the end of the event, I knew we had to lead the Series A" [5]. Against that, a company that did not need money and drew approaches from more than one firm is the profile in which competing bids set the price, and that would be a stronger signal than one friendly lead. Neither outlet reported whether any other firm offered terms.

The AI sits in a narrow part of the business. Mogul uses it on the supply side, for targeting, operations, performance analysis and monitoring, and the investment team still does due diligence [19]. Four supply staff run a portfolio of more than 150 properties [17], at least 37.5 each [25], and the cut from 18 hours per property to two is 88.9% [26], in line with the 89% Mogul cites [18]. Fewer than 1% of the properties it reviews pass its approval test [24].

The round is 1.9 times the roughly $8.1 million Mogul had raised before it [10], taking the $23.6 million total [6] less the $15.5 million Series A [1] [9]. Because the company is cash-flow positive [16], none of the money is covering a loss. Much of it is earmarked for hiring in engineering, data science and supply [3]. Supply is the function where four people now cover 150 properties, so those hires will show whether the efficiency claim survives a larger team.

What to watch

  • Whether Mogul reports a revenue run rate of $9 million by year-end; anything lower raises the 14 times paid on its valuation.
  • Whether Mogul discloses the Reg D, Reg A or other exemption behind its LLC vehicles as sign-ups and capital invested grow.
  • Whether supply headcount rises faster than the portfolio once the hiring starts, which would weaken the four-people, 150-properties claim.
